This Rental Agreement is entered into between Gabriel Ramos ("Owner") and the Renter, for

the rental of the cottage located at 169 Forest Grove, 490 Empire Road, Sherkston, ON, L0S

1R0 ("Resort").

 

1. Payment Terms

A $500 security deposit is due at the time of booking. Your reservation is confirmed once the

deposit is received. The rental fee and any additional charges must be paid in full 30 days

prior to check-in. Payments should be made via e-Transfer to Gabriel Ramos at

forgrove169@hotmail.com.

 

2. Cancellation Policy

• Cancellations made at least 30 days prior to check-in will receive a full refund of the

security deposit.

• Cancellations made less than 30 days before check-in will forfeit the security deposit.
• No refunds will be issued for early departures, no-shows, or weather-related cancellations.

Late Payments: Failure to make full payment by the due date may result in cancellation of the

reservation and forfeiture of the security deposit.

 

3. Damage/Security Deposit

• The $500 deposit is used for damages, extra cleaning, or failure to follow house rules.
• Refunded within 72 hours after checkout if no damage is found.
• No late checkout or early check-in occurs.
• The property is not smoked in (a $500 fee will apply if smoking occurs inside).
• All keys are returned.
• No damage or violations involving the golf cart.

4. Check-In and Check-Out

Check-in: No earlier than 3:00 PM ET on the day of arrival.

Check-out: No later than 11:00 AM ET on the day of departure. Late check-out will incur an

additional night's charge.

Requests for early check-in or late check-out must be made at least 7 days in advance and

are subject to availability.

 

5. House Rules and Policies

• Maximum Occupancy: 8 guests.
• Pets: Allowed with prior notice. Guests must clean up after pets.
• Smoking: Prohibited inside and on the deck. A $500 fee applies if smoking occurs inside.
• Golf Cart: Provided for guest use. Drivers must be 18+ with a valid license. Resort fines

($200) apply if rules are broken.

• Barbecue: Propane BBQ available. Guests must refill the tank if empty (refund issued).

Please clean after each use.

• Fire Pit: Use responsibly. Fire extinguishers are available. In case of emergency, call 911.
• Water Safety: Children under 13 must wear life jackets near water. No swimming/diving

near docks or piers. Life jackets not provided.

• Wildlife: Respect and exercise caution around local wildlife.
• Garbage: No pickup service. Guests must dispose of waste in nearby bins. Garbage bags

are provided.

• Parking: Up to 2 vehicles may park in front. Additional vehicles require security approval.

Parking on neighboring lots is prohibited.

• Parties & Events: Not permitted. Violations may result in eviction and fines.
• Prohibited Substances: Illegal substances are not allowed. Immediate eviction may occur.
• Housekeeping: Cottage is clean at arrival. Guests must bring their own linens, pillows, and

towels.

• Fireworks: Not permitted.
• Security: Lock all doors and windows when leaving.

6. Force Majeure

In the event of unforeseen circumstances beyond the Owner’s control (e.g., severe weather,

natural disasters, property damage), the Owner will attempt to provide alternatives. If none are

possible or acceptable, a full refund will be issued. This is the limit of the Owner’s liability.

 

7. Liability and Insurance

• The Owner is not liable for property damage, injury, or death to renters or guests during

the rental period.

• The Renter is responsible for the safety and conduct of their party.
• The Owner is not responsible for lost, stolen, or left-behind items. If found, items may be

retrieved or shipped at the renter’s expense.

• The Owner is not responsible for damage to boats, vehicles, or watercraft.

Important Notes:

• A copy of your driver’s license must be submitted for registration with Sherkston Shores.
• Waterpark and amenities passes are available for purchase at the Welcome Centre (not

included in rental fee).
